At Sparkles Rentals, we believe that providing quality housing is a partnership between landlords and residents. Our responsibility is to provide a safe, clean, and well-maintained living environment and to respond promptly when issues arise. In return, we ask our residents to care for their home in a similar manner by keeping the property clean, reporting maintenance concerns in a timely fashion, and treating the home with respect. Paying rent on time is also an important part of this partnership, as it allows us to continue maintaining the property and providing the level of service our residents deserve. COMMON QUESTIONS

IS THERE AN APPLICATION AND BACKGROUND CHECK? IF SO, HOW MUCH IS THE FEE?

Yes, The application and Background Check are all in one link. You can find it at the top of the page under APPLICATION. It costs $39 and pays for the Credit and Background check.

HOW CAN I PAY MY RENT EACH MONTH?

We use an online portal called "buildium". We ask that rent be paid through there. However, if other arrangements are needed we are happy to discuss options to make rent payments easy.

DO YOU ACCEPT PETS AT YOUR APARTMENT BUILDINGS?

We do accept animals upon approval from our vet. There is a fee for all animals. Please give us your pet's documents from their vet and we can give you an approval and price.

WHO DO I CONTACT FOR AN EMERGENCY?

Maintenance requests are completed through the portal on our buildium app. Each resident is given their own login where they can request maintenance.

WHAT ARE YOUR MINIMUM REQUIREMENTS?

-Minimum Credit Score above 600.

-No recent Evictions (in the past 5 years)

-No Drug or Violent related crimes. (in the past 5 years)

-Income at least 2x the amount of rent

-Rental History References (must be verifiable and accurate information)

-Dishonesty on the application is an automatic denial.

WHAT HAPPENS IF I NEED TO END MY LEASE EARLY?

Tenants ending their lease early are required to pay a $400 "releasing fee" to get the unit listed. Tenants are required to continue paying rent until the unit is re-rented by a new tenant. This process also forfeits the deposit.

After 30 day notice is received it is effective for the end of the following month.
